This is a new sliding glass door. It leaked after it was installed. I found the flashing was installed incorrectly. We were able to water test the sliding glass door and recomend how the installer could stop the leak.

Before you have your windows replaced, have an indipendent third party inspect first.
Often the intrusion is caused by a crack.
We are often able to find clues that allow us to diagnose the cause of a window or sliding glass door leak. This third floor window was leaking for 10 years. The caulking between the window frame and stucco was recaulked repeatedly.
Window leak Detections and Sliding Glass Door leak Detections are some of the most difficult inspections, especially in condominiums. Is there a leak from a stucco crack? Or caulking? Or is the window leaking itself? We may be able to figure it out. These windows were on a 10th floor. The center single hung window in the center of the photograph was leaking while the fixed glass to the left and the single hung window to the right were not leaking.
We water test windows and sliding glass doors, without a hose all the time. Unfortunatley some windows cannot be tested with out a hose.
This photograph was taken of the 6th floor window, from the ground. We were able to find the cause of the water leak was an Association responsibility.
